Simulator Design Studios is pleased to present this proposal for a three-bay golf simulator suite at Crystal Lake Golf Club in Haverhill, MA. Sterling Golf Management has built one of the most respected club operations in New England — and this simulator suite is designed to match that standard. We are not proposing an equipment installation. We are proposing a complete, purpose-built simulator environment designed for instruction, leagues, and year-round member engagement.

02 — Space Plan

Three Bays.
Purpose-Built.

The simulator suite occupies the west wing of the new Crystal Lake Clubhouse, directly adjacent to the restaurant and bar. Three 18' × 15' bays are arranged in a stacked configuration. The layout is well-suited for both individual instruction and simultaneous multi-bay league play.

Premium hitting mat and stance mat, impact screen kit with front and rear padding, baffle system, ceiling tiles, wall carpet and underlayment throughout. Highest-grade materials selected for commercial durability.

Trackman System + Full AV Package
Trackman launch monitor, spec-grade PC and peripherals, PC cabinet (Woodtech), 22" touchscreen control display, 32" secondary monitor, FORH and DTL cameras with mounting hardware for video analysis, standard projector, overhead and video analysis lighting package, all structured cabling and cable management.
A $1,100/yr software license is payable directly to Trackman. SDS is actively working to secure a customer discount — pricing will be confirmed prior to agreement.

Five Iron Tournament & Content Programming
Access to Five Iron Golf's exclusive league formats, tournament programming, and instruction content — available to Trackman-based installations. The hardware is available to anyone. The ecosystem is not.

* Exclusive of applicable sales tax. Quote valid 30 days from preparation. All figures are estimates subject to change based on final scope confirmation, GC coordination, site conditions, and client-directed modifications prior to contract execution. A second configuration based on an alternative launch monitor platform (Foresight GC4 or equivalent) is available upon request.

04 — GC Deliverables

What We Need
From Your Builder.

The following items are to be delivered by the General Contractor prior to SDS installation. SDS will provide full coordination documentation and a dedicated project manager as the single point of contact for GC handoff.

Electrical — Power
Dedicated circuits at simulator, projector, and AV locations per bay, per SDS electrical plan.
Lighting Connections
Lighting connections and switch locations per SDS design specification.
Bay Separation
Partition walls between bays to be completed by GC per architectural drawings, ready for SDS finish work prior to installation.
Floor Prep
Concrete slab or subfloor clean, level, and free of obstructions prior to SDS turf installation.
Ceiling Clearance
Finished ceiling height confirmed and cleared of obstructions (HVAC, sprinkler heads) within simulator bays prior to SDS installation.
Paint
Exterior-facing walls within simulator bays painted prior to SDS wall carpet installation. SDS will provide color recommendations.

Scope Review Call

A 30-minute follow-up to confirm system selection, review any questions on this proposal, and align on the permitting timeline. Adam will provide updated Trackman pricing context once the customer discount is confirmed.

May 2026
Permits Meeting

City of Haverhill approval and permits meeting. SDS can provide specifications and documentation to support the permitting process. Agreement and deposit executed prior to GC selection.

Sept – Oct 2026
Permits Through · Bid Phase

Permits expected through. Project put out to bid. SDS material lead time (~4 weeks post-deposit) coordinated with GC construction schedule.

Sept 2027
Groundbreak

Target groundbreak. SDS coordinates delivery and installation schedule directly with your GC.

Post-Construction
SDS Installation

Sim build-out: 4–5 days. Technology installation: 2 days. Full commissioning and handoff to Sterling Golf Management operations team.

Site Visit — Five Iron Boston

Visit Five Iron Golf's Seaport location in Boston to experience the build standard firsthand. A chance to meet in person and see what's possible at Crystal Lake.

Once scope is confirmed, sign the project agreement and submit deposit. SDS will begin design coordination and GC documentation immediately upon execution.

Jay's interest in licensing the Five Iron name is flagged as a separate, high-priority conversation. Adam will facilitate that introduction with Five Iron's CEO at the appropriate time.
